1. Pre-listing repairs

Your seller has a report, a list, or just a kitchen that will cost them more in offers than it will cost to fix. We walk it with you, separate the items that move the sale price from the items that do not, and give a fixed, itemized number. If the honest answer is that a repair will not return its cost before the listing date, we will say so — that answer keeps us useful to you on the next twelve listings.

2. Post-close remodel

Your buyer wants the kitchen or the primary bath done before they move in. This is the easiest version of our work to schedule, because the house is empty and the scope is known. It is also the moment your client is most likely to discover what is behind the walls of an older Valley or San Gabriel house, which is why we open something and look before the budget is fixed.

3. ADU for an investor client

Garage conversion or new detached, with the feasibility question answered before anyone pays for drawings.   • A fixed, itemized bid before demolition — not an hourly guess that grows.
  • Change orders in writing, approved before the work, never presented at the end.
  • Permits pulled by us, with the inspections managed.
  • A weekly written update, so you are not the one chasing the contractor for your client.

Timelines, honestly

Cosmetic scopes — paint, flooring, fixtures, cabinet work, cleanup — are typically one to three weeks and do not gate a listing. Anything structural, anything that needs plan check, and anything touching the electrical service or the sewer lateral runs on the city's calendar. The practical rule: tell us the date before you set it, not after.

Rough ranges

Bathroom remodel $25,000 to $50,000. Kitchen remodel $45,000 to $90,000. Whole-home renovation $150 to $400 per square foot. Garage-conversion ADU and new detached ADU vary widely with utilities and site access. These are typical Los Angeles market ranges, not a quote — every number we give a client is fixed and itemized after we have walked the space. Our minimum project is $15,000.

Why an older property is the interesting case

Most of what surprises a seller in this market is behind the plaster, not in the finishes: knob-and-tube remnants, galvanized supply lines, clay sewer laterals, a 100-amp panel that cannot carry a modern kitchen. We wrote up the pattern for 1950s Valley houses and for 1920s Spanish bungalows. If your listing is one of these, a 30-minute walkthrough before you price the repairs is worth more than any inspection summary.

One city-specific note worth knowing: in Pasadena, unpermitted work is checked at sale. The presale certificate requires the owner to certify there is no unpermitted construction over 120 square feet and that living area is within 10% of the Assessor's record. If your Pasadena listing has a converted garage or an enclosed patio, find out before escrow, not during it.

We walk the property within 48 hours of your call in Burbank, Glendale, Pasadena, North Hollywood, Studio City and Toluca Lake. A fixed, itemized bid follows within 3 to 5 business days. Do you handle permits?

Yes. We pull permits and manage inspections as part of the build, in every jurisdiction we work in. That matters more than it sounds, because Burbank, Glendale, Pasadena and LADBS are four separate processes with four different timelines, and a seller who needs to close cannot absorb a surprise at the counter.

Can you work around a listing timeline?

Usually, if the scope is cosmetic. Paint, flooring, fixtures, cabinet refacing, landscaping cleanup and minor repairs are schedulable in one to three weeks. Anything structural, anything needing plan check, and anything touching the panel or the sewer lateral runs on the permit calendar, not on the listing calendar.
