Glendale Water & Power changes the electrical scope
This is the single biggest thing homeowners miss. Glendale has a municipal utility, so anything touching the meter runs through GWP rather than LADWP or Southern California Edison. On a service upgrade GWP handles the meter differently from its neighbours, and the panel sizes it works with are its own. If your remodel adds a kitchen island, a heat pump, an EV charger or a second bathroom, the electrical service is usually the item that decides the schedule, not the finishes. What is behind the walls in Glendale
Glendale's housing stock splits roughly in two, and the split predicts the surprises. The older neighbourhoods around Rossmoyne, Verdugo Woodlands and the streets below the Verdugos are heavy on 1920s and 1930s Spanish, Tudor and Craftsman houses — beautiful bones, and usually knob-and-tube remnants, galvanized supply lines, clay sewer laterals and a 60 or 100 amp service behind the plaster. North of the flats the ground starts to move, and so do the rules — grading, retaining, drainage and access all become real line items on a hillside lot, and the cost is in the site rather than the house.
