The name says Northridge, but the 1994 Northridge earthquake began under Reseda. The magnitude 6.7 shock struck at 4:31 a.m. on January 17, 1994, with its epicenter about 1 km north-northwest of central Reseda, between Arminta Street and Ingomar Street, just west of Reseda Boulevard. It ruptured a blind thrust fault roughly 18 km down, a fault nobody had mapped at the surface. That morning, houses that shifted off their foundations broke gas lines and started fires across the Valley.

Reseda is a mix of foundation types. Its older houses, some from the 1920s through the 1940s, often sit on a raised perimeter foundation with short cripple walls under the floor, while many 1950s tract ranches sit on a slab. Reseda Ranch: half-acre and one-acre lots

Around Grover Cleveland High School on Vanalden Avenue is Reseda Ranch, which the city recognized as an official neighborhood in 2008. Its lots are mostly a half acre to an acre and zoned to allow large animals, and some houses date from the 1920s and 1930s, before the postwar tract boom filled in the rest of Reseda. The neighborhood name was pursued to keep that rural lot pattern from being split into standard tracts.

That much land changes the conversation. There is usually space for a detached ADU, a rear addition or a larger garage, and the hard questions are about placement: the distance from any animal-keeping area, the length of the utility run from the main house, fire access along a long driveway, and the zone itself, which we confirm on ZIMAS before design. Downtown Reseda and the Reseda Theatre

Reseda was founded in 1912 as the town of Marian, and its business district began in 1915 at Reseda Boulevard and Sherman Way. On that stretch, the Reseda Theatre at 18443 Sherman Way opened in 1948 and closed in 1988. Azure Development is converting it into a 15,860-square-foot food hall with six vendor suites, a beer and wine garden, and a two-screen microcinema with about 100 seats upstairs, keeping the exterior and restoring the marquee.

For a restaurant, café or shop owner looking at Sherman Way, the older storefronts around it are the real opportunity and the real cost.
